We provide short-term, asset-based loans for real estate investors to purchase, renovate, or refinance investment properties. We underwrite based on the property — not your W-2 or DTI. Terms run 9 to 24 months with interest-only payments, available only for non-owner-occupied investment properties.
We close in 10 to 21 days. If you need to win a competitive offer or beat a contract deadline, we can move faster than any traditional bank.
We require a minimum 660 FICO. Scores from 660-679 require 5+ completed projects in the last 3 years. New investors need at least 680, and ground-up construction with no experience requires 700. The higher your score, the better your rate.
We typically lend up to 90% of your purchase price, up to 95% of total project cost (including renovation), and up to 75% of the after-repair value. Your maximum loan is whichever of these is lowest. Bridge loans without renovation cap around 70-80% of value.
Yes. We finance both your purchase and your renovation budget. Renovation funds are held back at closing and released to you in draws as work is completed and verified by our inspector.
We lend on 1-4 unit residential properties, PUDs, and condos (case-by-case). We also consider multifamily and mixed-use on exception. We do not lend on rural properties, raw land, mobile homes, cooperatives, or owner-occupied homes.
We strongly prefer entity vesting — most commonly an LLC. Borrowing through an LLC gives you liability protection and a better rate (individual vesting typically adds 0.25% to your rate). If you don't have an entity yet, we'll guide you through it.
Our rates start at 9.25% and vary based on your experience, credit, leverage, and property location. We charge 1 to 3 points at closing depending on the deal. All payments are interest-only during the loan term.
We underwrite the deal, not your tax returns. We finance distressed and value-add properties banks won't touch. We close in days, not months. We work with LLCs and complex entities without friction. You pay a higher rate for those benefits — that's the trade-off, and for active investors, it's worth it.
You exit by either selling the property or refinancing into a long-term loan (such as a DSCR rental loan). We help you plan your exit before we close, and if you need more time, we offer extensions subject to approval.
